The Topz Shopz Deli is 232 square metres, which gives it plenty of space to be able to sell take-away food, cigarettes, grocery lines, papers and magazines, drinks and ice, as well as a small dining room. It also has a 14.5 square metre (inside measurements), 3 phase, 6 door cool room. The majority of the plant and equipment has been replaced since John and Lise have owned the Deli, including a huge sandwich bar, cake fridge, chocolate fridge, upright freezer, coffee machine, main sub-board, cool room motor and air conditioner. At present it is open 8am till 8 pm, 7 days/week, operating with 2-3 people at a time. Parking is a breeze due to the large car park at the front of the shopping centre.
John and Lise bought the business in 2007, the lease was signed as a 5 x 5 year option and since then, a new 2 x 2 year lease has been signed. At present the lease expires 31st August, 2019 with a further two year right of renewal. The new terms of the lease will be up to the new owners. Gross turnover last financial year was $1,128,000, which has been steadily rising since the sale of Arrium OneSteel to GFC Alliance, with room for expansion and diversity. Due to there being a driveway beside the Deli, it can be transformed into a drive-through. The shop next door to the Deli is currently not leased which can enable a prospective buyer to expand even more.
John and Lise will be sad to sell the Deli but are excited for the next stage of their lives.
