NEW FARM RESTAURANT FOR SALE
Zafron on Brunswick presents a distinctive ambience, diverse menu and friendly atmosphere and sits directly on New Farm抯 popular restaurant strip, Brunswick Street, directly across the street from a future twin cinema! Bus stops and a taxi rank are nearby. Zafron currently offers Persian and Eurostyle Fusion cuisine but is suited to a variety of cuisines including Asian fusion.

The restaurant has enjoyed 5.5 years of solid trade with substantial good will from returning clientele and referrals. No advertising outlays are required for this venue. Zafron is currently operating Wednesday through Sunday for dinner only from 5:30 p.m. and closing by 10:30 p.m. The owners are selling due to age and the desire to pursue other professional interests in teaching.
Zafron has several realistic growth potentials:
1. The sale of liquor with meals. An attractive wine list, the offering of 4-5 beer brands and a conservative apertif and spirits menu will immediately and positively effect a dramatic increase in turnover and profit.
2. Weekend day trading is acutely viable as breakfasts in New Farm are quite popular. Lunch will work with commitment. Current owners do not have the energy to undertake this at present.
3. Late night trading: The current license allows trading to midnight which will allow further alcohol sales as well as tapas and desserts.
4. 7 night trading: This will become viable with time and energy commitment. Current owners are satisfied with 5 night trading.
5. Catering: With some renovation in the kitchen, catering for local and city businesses is a real possibility of profit as this is a high mark up area.
6. Twin cinema to open across the street. There are completed plans for the refurbishment of the Twin Cinemas in New Farm which are located directly across Brunswick Street from Zafron. The company is seeking finance for this.
